Security deposit disputes almost always come down to cleaning. The walls are fine, the carpet is fine — but the oven wasn't touched and the cabinets still have crumbs in them. Here's what actually gets inspected when you move out of a rental in Colorado.
Inside the appliances. The oven, the fridge (including the drawers and shelves), the microwave, and the dishwasher filter. This is the number one deduction we see, and it's the part most people run out of time for on moving day.
Inside cabinets, drawers, and closets. Once your things are out, every shelf needs to be wiped down. Property managers open cabinets — always.
The details around the edges. Baseboards, door frames, light switches, outlet covers, vents, and window tracks. Individually they're small. Together they're the difference between 'professionally cleaned' and 'broom clean.'
Bathrooms and floors. Toilets, tubs, showers, and grout sanitized, then floors vacuumed and mopped everywhere — including inside closets and behind doors.
The single biggest tip: clean after the movers leave, not before. An empty unit takes a fraction of the time and you'll actually be able to reach everything. If your move date is tight, book a professional move-out clean for the day after the truck goes.
